• ○ You are the named insured. Your mortgagor is an additional insured as respects to any residual amount of insurance, above your interest in the property.
• ○ The coverage is for the insured structures only. No coverage is provided for contents, personal liability, worker's compensation, earthquake, flood, landslide or mold.
• ○ THIS IS NOT A GUARANTEED REPLACEMENT COST POLICY. In no event will the claim benefit exceed the amount of insurance.
• ○ Actual Cash Value will be paid on your residential and commercial claims unless actual repair or replacement is complete. Mobile Homes claims and ALL roof claims will be calculated using the Actual Cash Value.
• ○The policy is excess over any other valid and collectible insurance on the property. This includes any other forced order insurance coverage.
• ○DEDUCTIBLES:
• ○ Residential (1-4 Family): $2,500
• ○ Commercial & Mobile Home: $5,000
• ○ See policy for WIND and HAIL deductibles
• ○ There is a Loss Limit maximum, on approved claims, of $25,000 in respect of theft and Vandalism and Malicious Mischief (VMM) losses, including water VMM losses. Not to exceed your coverage amount.
• ○ There is no coverage under this policy if you have intentionally concealed or misrepresented any material fact relating to this insurance.
• ○ t is the lender's responsibility to inform the borrower that limited/excess coverage may be placed or has been placed. It is suggested that this be done at THE INCEPTION OF THE LOAN as well as when coverage is actually issued.
• ○he Fire rate for most states on Residential Non-REO is .88/100/yr and REO properties is .73/100/yr. The Commercial Fire rate in most states is 1.10/100/year occupied an 1.43/100/year vacant. Call for rate in OK, FL, Gulf Coast and East Coast coastal areas.
• ○ Liability coverage on REO properties is $500,000. Call or submit application for liability quote.
• ○ REO properties must be inspected monthly and proper protection of these properties is in your best interest. Copies of inspections will be required by claims adjusters, to verify winterizing and protection.
• ○ REO Liability coverage is not available on Course of Construction work.
• ○ You may cancel your coverage at any time. Refunds of unearned premium for cancelled certificates will be prorate. There is no refund for any policy fee.
• ○ Financial Partners Agency receives a commission from the insurance carrier on any earned premium. We may also receive a policy fee which is non-refundable.
